Service Details

Check-In & Inventory report provides a full itinerary of the furnishings and fittings within a property, including detailed descriptions and photos of each item.

 

This is typically taken immediately prior to a tenancy, to ensure there is an accurate and independent record of the property contents and condition. Meeting tenants and handing over keys is included in this service at no additional charge.

Each report contains 25 high resolution photos per room, downloadable as a separate zip file. Our reports undergo more than 40 automatic checks before being signed off by our internal review team.

Check-Out & Inventory

Records any changes to property condition and contents over a tenancy. An independent Check-In and Check-Out report is required to fairly allocation a tenant’s deposit.

Service Details

At the end of a tenancy, a thorough inspection should be carried out, using the original Check-In Report to compare the condition of the property at the start of the tenancy, with each room in the rental property examined thoroughly.

Notes should be taken and compiled into a report at the point of the tenants’ vacating – this is known as a Check Out report.

This report will be used to determine whether the tenant will receive a full refund on the deposit paid at the start of their tenancy, or whether any deductions will be made to cover any damage to the property.

Mid-Term Inspection

A semi-annual inspection to ensure your property is in good condition and being cared for by tenants, flagging any issues early.

Service Details

We assess your compliance with current fire and carbon monoxide alarm system regulations, and can install alarm systems where needed in your property.

Carbon monoxide and smoke detectors will be tested as standard during our visit and we will identify any issues with your current alarm systems as part of your inspection. We can supply and fit additional alarms whilst on site saving you unnecessary expensive call outs.

EPC Inspections

Energy Performance Certificates (EPCs) - legally required for any property to be put on the market for letting or sale.

Service Details

Valid for 10 years, we will inspect your property and issue an official 'Energy Performance Certificate'. Our experienced team is fully qualified and holds all relevant qualifications to carry out the inspection and issue the certificate. 

Your property will be rated from 'A' to 'G', with 'A' being the most energy efficient and 'G' being the least. The minimum acceptable rating is 'E'.

The survey takes approximately an hour, and includes producing a floor plan, taking measurements, and capturing details and pictures of heating, lighting and layout.

We issue both domestic and commercial EPC certificates

Legionella Services

Legionnaires disease is a highly serious condition which can be fatal, which is why it is important that everyone responsible plays their part in mitigating the risk of exposure throughout the UK.

 

The most effective way to do this is by hiring an expert to carry out a legionnaires risk assessment of your property’s water systems.

While inspectors are unlikely to inspect domestic premises, if a tenant contracts Legionnaires’ disease from a water system in your property, you may be liable to prosecution and you would have to provide evidence to a court that you took appropriate measures to reduce risk.
